James C. Bourg – Real Estate Business Biography
James C. Bourg, Chief Operating Officer of Feldman Equities of Arizona, has over 22 years of commercial real estate expertise, specializing in office, retail and industrial improved properties, and planned business parks. He has had direct responsibility for Feldman Equities real estate acquisitions, development, financing and disposition.
Currently Jim has partnered up with long-time associates Scott Jensen and Edward and Larry Feldman to form Feldman Equities Arizona. The focus of this venture is to pursue commercial real estate opportunities in Arizona and other identifiable markets.
Prior to this recent venture, Jim served as the Vice President of Development and Acquisitions- Southwest Region of Tower Reality Trust (formerly Feldman Equities). As an officer at Tower he had direct responsibility for the acquisition and development of Deer Valley Corporate Center (DVCC). Mr. Bourg’s responsibilities included the purchase of this 43-acre parcel in May of 1997. Following the acquisition, he secured zoning entitlements for a 1 million square foot office park on this site. He was also primarily responsible for the first phase design and development - a 170,000 square foot four story class "A" office building. In July of 1999, Safeway, Inc., acquired the first phase of DVCC and the remaining acreage for a regional operations center. Mr. Bourg managed on behalf of Safeway, Inc. the tenant improvements, built out the first phase, and consulted for Safeway the planning and design for the second phase of development. Tower Realty Trust, Inc. and its successor Reckson Associates (NYSE: RA) realized an IRR in excess of 40% on this investment and an absolute dollar return in excess of 8 million dollars over and above all costs.
Prior to his employment at Tower, (1990-1996), Mr. Bourg was a Real Estate Investment Sales Specialist at the Grubb & Ellis Phoenix office with an emphasis on financial and real estate evaluation/disposition for institutional sellers. From 1981-1990 Mr. Bourg was an officer at Nu-West Inc. Nu-West, headquartered in Phoenix, was active in developing quality office buildings, premier industrial buildings, and planned business parks. Mr. Bourg’s responsibilities included the development, divestitures and financial restructuring for this publicly traded company in five states, (AZ, CO, TX, CA, HA).
Mr. Bourg graduated from California State Polytechnic University, Pomona in 1978 with a Bachelor of Science Degree in Accounting. Mr. Bourg has been a Certified Public Accountant in the State of Arizona since 1980.
